Application Fee: $25 per applicant, non-refundable fee plus a $5 admin fee per each applicant.

Holding Fee: $200 per unit. Applied to deposit if approved, refunded if denied.

Security Deposit: Standard deposit is $750. Additional deposit may be taken based on credit. First month's rent and proof of renter's insurance are required upfront.

Pet Fee: Monthly pet rent is $25 for one pet and $50 for two pets. There is no pet deposit.

Parking: Reserved parking is available for $50 per month.

Application Requirements:

• Each person over 18 residing in the apartment must fill out an application.
• Each applicant is considered separately.

Rental Eligibility & Security Deposit Determination:

• Based on a credit scoring system evaluating:
  • Income
  • Credit History
  • Rental History

Credit Requirements:

• Applicants must have a favorable credit report.
• No major negative accounts, such as evictions and/or judgments.

Income Requirements:

• Income must be verifiable through:
  • Tax documents Self Employed
  • Pay stubs
  • Offer letters (not employer-written letters)
• Monthly gross income must be:
  • At least 2.8x the rent for leaseholders.
  • At least 5x the rent for guarantors.
• Additional income sources may be considered.

Criminal Background Check:

• Conducted as part of the application process.
• Certain convictions may result in application denial

Lease Buy Out : 1 Month Rent

Intra-Community Transfer: 50% of current unit rent (mirroring the updated transfer policy).

Late Fees: 5% of Monthly Rent
